Hey Biggerpocket friends, I am starting to look for a reputable property management company in the metro Detroit area, seeing that I am new to multi unit rentals.My concern is that my go-to heating and cooling guy warned me about a very large property management company in the area that he does work for.

I guess if you're in Miami and it's done that way, I'm feeling like Colorado will be OK, since the climate is much drier here. 

This is a great first project for me since I'm starting with close to no capital and will need to maximize profits as much as possible.So far, all the carpet and flooring has been removed, kitchen remodel has begun, we've gotten two quotes on HVAC (the home has central heating and ducting already installed, just needs a unit), and yesterday we had our drywall guy scrape the popcorn ceilings and add a texture (which is much cheaper than floating all the ceilings flat). 

Repairs and maintenance can run from zero a month to about 500.00 on a typical 4-plex... most common issues are plumbing and heating related-expect 150.00 average per service call.

As the single-family market heats up in the stronger areas, investors get pushed out by end-user buyers, forcing investors to shift to less desirable areas (with slower markets) or into syndications simply to allocate their capital and end the madness.
