Not trying to be mean here but kitchen rehab #2 is not making sense to me at all.

I have a side by side duplex I have been house hacking for the last 4 years and I am unsure if I should keep it or sell it.

He gets way into the weeds on ALL of the costs involved in buying, holding, and then either keeping (if he BRRRRs) or selling (if he flips.)  

We actually keep marketing your property and accepting back up applicants until yourproperty is actually occupied.

If I were going to house hack and wanted to keep my mortgage payment (P&I) below $3500k/mo with a 3-5% down payment loan option, these are the areas I would look at.

Which means even if you had an inspector there on that day, it would be a few days before you could get coverage (assuming there were no issues needing remedying first, like an old water heater, roof, etc.).  

We'd be willing to pay some above market interest rate on our 137K loan right now to avoid the cash hit and keep the property. 

However, if you want to go after the balance and you have an eviction judgement from the court, you can higher an attorney to find legal means of collections, such as garnishment.

I'm not seeing your post yet but will keep an eye out!

Just because "the seller has dropped the price $20K" doesn't mean that it's automatically a sound deal for an investor.
