Spend the time to learn the players on the teams.  

You don't get either w/duplexes but if the market slows down and does sideways for awhile big apartments are more insulated and value add players have a way to continue to create value on early in projects.  

But a hedge fund would probably attract extra capital from wall street for being such a shrewd player..

@Joe Gore - I think there is a balance in maximizing the value of a transaction and properly recognizing the present and future value of the players in the transaction.

Vine Grove seems to be a good area for new build which may be good for fix and flip which I do not do, but do interact with those players in my legal work handling tax liens for a client in Hardin County. 

Congrats on taking the first step.Since you have multiple players involved, I would find an attorney to get contracts among you guys so that it's legit. 

We have two warehouses with about 40 employees and in the past 5 years we have become the biggest player in this space.1).As for my real estate experience, it's a bit limited, although more then most starting out.

Both players concern me and I believe we will always be looking over our shoulder as long as we are beholden to them. 

Since most experienced players in this space would want to do bigger deals as far as I understand, is it a bad idea to do a 5 unit deal?
