Let's face it most people that go to realestate trainings. dnt do anything with what they learned, one reason most people's brains can't hold but so much info, those that can remember what they learned is excited at the training easy when others are too..when Monday comes life happens etc back to the everyday rat race.

Curt has some good points... talk to someone who has owned one of these for 24 months. and rental guarantee's ( have led many a company down the tube financially) I personally know of 3.. that went under trying to guarantee rents and actually honored the guarantee's..others like Richard Mentioned are out their and they are to be avoided as well... shop to you drop... talk to the horses mouth and choose the high end of the spectrum reality is very few rentals no matter were they are at do much better than 8 to 9% caps.. and you can get that close to home you may want to start there first. then work your way out to other areas..

In my area many retirees sell a small motel or business, apartment owners sell out, I had a note on a horse operation so you can get all kinds of collateral attached in these transactions.

I'm an accountant by trade, but I'm not really interested in rejoining the rat race in a new place so I decided to start a second career in Real Estate investing with an eye towards building a retirement portfolio while generating current cash flow.I've narrowed my focus to small multi-family (I've got my eye on a 4-plex), but I'm still trying to figure out financing as I'm cash poor (I do have a great credit rating though).
