Regardless, I would get a paper trail going and if nothing forms within 7-14 days go to an attorney to get the ball going; your attorney fees can be spread through the other homeowners so don't be afraid to spend a little money; like another post said, you MUST protect your investment.

At 2% Net Cap Rate - to make 100K a year - the property has to be ~5MM.And I'll need 25% of that as down payment - 1.25MMThat's not easy for me - nor very fruitful.So, I wonder whats the point of this.In contrast - if you look at flipping houses from a foreclosure - its not uncommon to see routine gains like 50K on a 500K asset.

Did not form business yet but idea is to redo everything and keep collecting the checks for next 15 yrs. my partner thinks it's not a good idea to change drywall sheets but change everything else.
