I just lifted weights and hit the punching bag so I feel much better.

I need to stay active to keep the weight off.

And as Amber said as well, I understand you wouldn’t just flat hire an in house PM one day, the reality is the PM companies are doing a variety of functions (leasing, collections, repair oversight, and so much more), so I wanted to see how people gradually move into that as they scale vs. continuing with 3rd party PM companies. 

A good guy can be worth his weight in gold. 

What fantasy do they hold that they would believe that their tiny-fisted tantrums would have more weight than that of a leprous desert rat spinning rabidly in a circle?

You really have to estimate the weight of the dumpster that you rent after you fill it.

The weight of the contents most likely had much to do with the failure, as it appeared the integrity of the box was compromised by the base pulling out of the groove in the frame and distorting due to weight.

For the bedroom count in question, I grab the low, high, and average $/square foot for the past 3 months, and apply that rate to the square footage of the new/vacant property, to get to an average to weight 25%.I base 15% of my calculation on the average market rent for the bedroom count in my target neighborhood.
