So, coming from CPA, I cannot stress this enough ... find someone who specialized in real estate. 

I'm going to not get worked up any more about it, because this situation is definitely building and stressing me out. 

It can be a lot of work and stress, with little/no appreciation.

In fact if new to real estate it might be better in terms of stress etc.  

I had 3 attempted suicides of which 1 was successful.these are HIGH stress situations with owner occ's.. the one I described was human misery in the home at its worse..

It would have save me a lot of time and stress.

If interest rates are affecting your numbers that much, then maybe you can stress test your deals more.

A night nurse might seem like a great idea since they'll be at work a lot and less stress on the property but if they sleep during the day and you have a conference call you need to talk on or have a pet, this can cause rifts in the relationship and viability of the tenant quickly.Otherwise, just make sure to do full background/credit checks and leases on the front-end, be a friend/roommate whenever you can, and a landlord ONLY WHEN NEEDED.

Obviously they aren't motivated, nor the type of person you want the stress of dealing with.

I was just at a closing this week and I could see the stress on the Escrow officer.
