It's just a job where you trade time for money.There is no leverage, no equity, no tax benefits, no passivity, etc.I'd encourage you to radically pursue SAVE MODE and find ways in your current occupation to work overtime, deliver pizza on Fri/Sat nights, and cut back on eating out and entertainment.

You do not have the skill set knowledge or money to be putting anything under contract .I’d  Do more research and study before you start making Promises and filling out agreements  

Until you are flush with cash, focus on negotiating your best deal terms, price is secondary.If you are physically able, consider work in the construction trades and don't get tied to just one job.
