Scammers do not compartmentalize their bad behaviors to just trying to trick LLs out of pet fees, and you will find plenty of evidence that they have lied, cheated, and failed to live up to their obligations when you pull their credit, run a background check, and contacting current and past land lords.

You would not be the first buyer that a seller lied to about deposits because S/he already spent them and didn't want to pony up the money for the deposits out of the closing proceeds.

As long as you aren't telling a lie, or failing to disclose a material fact where a lender would make a decision relying on your statements and disclosures, you should be fine.
