I had a beautiful oceanfront property in my portfolio, it was my worst performer by far, so I fixed that and it is now my primary residence!

You would not be able to go in and perform work on the property, however.

It is going to be inefficient to pay someone the same $x/ hr for tasks that anyone can do but are just tedious vs. tasks that require skill and are not as common. 

Before we get into that, let me define the difference between a sale and a refinance.Selling: Very simply, what happens in the event of selling the property if the investment performs well is that all investors get their invested capital back, and on top of that a portion of all the profits the property has made in appreciation over the years, depending on how the deal is structured.Refinance: During a refinance, the sponsor aims to return as much of the invested capital back to investors and then keep the property for a longer period of time.

After a build or remodel they will send a homeowner a notice asking for the actual value of the work performed....guess how many list the actual amount they paid the Contr...?

There are so many other great areas around Charlotte, that are performing very well and have huge potential, search the areas that are accessible to Uptown, but people don't talk about, and then test the numbers.

I'm definitely biased purchasing "forever homes" because of their massive financial burdens and poor performance relative to investment real estate, but if your goal is not to move, why no sign a long lease?

I wouldn't want to be stuck with a property with non-performing tenants without some level of confidence that they'll vacate the property/have the process of vacating the property started.

As a realtor, I like to show my investor clients how I analyze deals, how I find out the performance of units, then of course how the area is.
