But probably closer to what @Cailyn Aune said with the 800-1200.I've been learning that using conservative numbers, 100$ a door seems to be the sweet spot unless these are full cash deals.

If you are not ready to make an offer for what you have stressed is your sweet-spot amount, have you at least picked up the phone and asked any questions?

So I'm targeting my "sweet spot" at ARV properties of $125-135 that rent for 950+ that I can go all in for at most $105k with rehab.

Will the tenant say sweetly okay?  

Count your blessing that they reneged out on such a sweet deal.  

Local investors can do it and it may be great for section 8 or other strategies, but for bread and butter rentals, I find the sweet spot to be $900-$1,200/mo.

But man, it would have been sweet to have one swing at his knees!
