Hi BP communityI’m Aviv Dahari from Israel ,it was just the beginning of 2019 and I had this filling that something have to change , I don't want to work like this until I'm 60 there got to be another way , then by a miracle BP shows UP , and we became best friends for life .So in the past year I have studied , listened and basically learned every little thing I could get my hand's on about real estate from BP and other sources and looking forward to learn more from all of you , but the TIME has come to take some massive ACTION and live life by my own terms.My focus this year is to INVEST in rentals in Warren ,MI ,I would love to connect and work with this amazing community  ,Hope to hear from you

You can also buy properties with the help of private lenders and credit partners (meaning, other people use their credit to get the mortgage for you - again, this is a form of creative financing).The fact that you need cash, you can learn how to wholesale or maybe get a real estate agent license so you can sell houses as your side-hustle while allowing you to learn your local market (and your MLS access allows you to study your market deeper).Real estate investing is like life.

Of course, I would imagine an undertaking like this would require incredibly in-depth demographic and feasibility studies among other things - worst nightmare is to be in debt with your only asset being a beautiful new but vacant building in a location no one wants to be.

There are some exceptions for commercially zoned properties.In the NOLA.com article posted above, you will find this info:"The main change in the rules will allow short-term rentals to operate in residential areas only if the owner lives on the site and has a homestead exemption to prove that it’s their primary home.
