In hot markets, 100’s (1000’s) of would be investors are calling potential “team members” and probably 1% of those will actually execute on building a significant portfolio in the market. 

I'm not sure how a 69 unit property with such low rents can afford two full time staff.

First of all, doing 6 deals on your first year is amazing, and not only that, while working full time - it looks like you have the right mindset and execution skills.

Also, note that I am pretty young, have a god/stable income from my primary job and great credit.So I have a few questions on how I should think about executing this from a timeline perspective and also ask what you would do in this situation?

The alternative is to create and execute your own marketing campaigns, but I truly don't recommend this option!
