We are also in an area with a low entry point for home buyers so someone thinking of spending $2000 or more for rent is also in the market to potentially buy a home as well which makes the "higher" end rentals a bit tougher to fill except for folks that are building their Dream home and not done yet or in OKC for the short term for a job or family situation.  

Buy and Hold ?

I am interested in establishing a Short-Term Rental (STR) in Oceanside and noticed on the City website that STRs are permitted only in the Coastal area.

You can also contact a local real estate brokerage, like Keller Williams or Re-Max, to see if there are any new agents that want to make a little money holding an "open house" for prospective tenants or could they be available for indivudual showings.

I do not have any of the terms or conditions.

The short answer is, yes...but, it is more difficult & takes more time.

Long term goal of creating passive income and building value with others whenever possible .

Does that just increase your hold time, so decreases real estate activity?
