We personally keep track of all expenses through a Quickbooks account, creating a P & L by Class (Class being the property address) and keeping all paper receipts in a physical folder while also scanning them into a folder on the computer.

Oh and a cloud based database that interfaces with that system to automatically store paperless (and scanned) tenant records.

One way would be to drive by every day and take a pic of the license plate... another way is to see if the extra tenant is getting mail (this is hard because you have do it without tampering with it).

I’ve done a bit of scanning of my different target markets on Redfin/Zillow/Realtor.com but feel I need a Realtor I can trust with knowledge in purchase of rental properties of small multi family homes to help along the way.I will probably be relocating during this process as my current location is too pricey.

That pic is a couple years old and the Camaro has since been sold off and evolved into several new/different cars lol.

Here, although I can't be certain from the one pic, you look like you've got the paper down to the brown layer.

The story is often the same--they found a property that "looked great in pics" and "had great cashflow on paper", but it was in a C or lower area.
