Is this a residence?

I live in San Diego, but I do a lot of flipping remotely (former Honolulu resident).

This map is a bit outdated:  http://www.akc.org/akc-dog-lovers/bsl-popularity-on-decline-nationwide/If you want to change any laws on HOAs it always takes a vast majority (in my primary residency case it is 75% and in my rental place it is 61%). 

One of my sons is starting college in Eau Claire WI in one week, and I plan to purchase a 2-4 unit property in Eau Claire within 8-10 months for his residence next year. 

Knowing the ins and outs of the numbers and tax consequences of owning real estate, as well as the realities of rehabbing and the construction industry in general will no doubt set us up to be successful if we continue to work hard towards our goals.So far: We moved out of our personal residence (SFR) in March of this year, and purchased and moved into a duplex on the other side of town.

It allowed me to take out a percentage of total balance with out paying it back for the purchase of my primary residence

I don't know an easy solution to this.

How did you do it and balance home life, and was a property management company a good solution? 

In the same boat, but I already own my primary residence through an FHA loan...

Most importantly, as a business you have to clearly identify a problem people are facing and show them why you are their best solution.
