If there was an issue with 1 but the other 2 were in great condition, then I would pass over the house. 2 or more was my ticket to write down the address, but I also used my experience in fixing up houses the most in qualifying whether I wanted to write the house number down or not.I managed to see 2 yard signs with “WE BUY HOUSES <PHONE NUMBER>” written on them, so that gave me encouragement that I’m in the right neighborhoods (although I imagine it would scare off some people since they’d think that would indicate competition).When searching for homes, I looked on Zillow for neighborhoods where at least 1 home was sold in the past 12 months and with a price range of $100k-$300k.

Location location location.. buy at the top range not the bottom is the bottom line and where i sent him off to search  buy Memphis but buy at 120 to 160k you will have a much better outcome. 

Because the price ranges from around 300k-750k I want to be prepared with being pre-approved for an FHA loan.

That price range is also now the sweet spot and properties are not on the market for too long.

We feel that the information we require is better than looking at a credit report that covers a wider range of dates and a wider range of things that don't pertain to whether or not the tenant paid their rent for the past 3 months.When a tenant hands us rent receipts from a $2 Office Depot receipt book and tells us they pay cash we kick the applicant out the door.

Demand for rentals in this range will be the highest.

In that 2019 article it said construction costs typically range from 140k to 320k.

So when the buyer says lets bail on this one and move to another contract and the next one is paying 1% more in the same price range...how hard do you think they fight to keep the first one moving?

I Just finished up three 6 families in the 400k range.  

Repairs will cost in the range of $40,000.
