For me, appreciation would be a nice inadvertent bonus, but I care far more about cash flow and am prioritizing that. 

I'm still learning the price ranges for the various neighborhoods that comprise Memphis but Germantown, Bartlett, and Cordova are areas that I mentally associate with 400K+ purchase prices.

If it wasn't there two years prior it won't be there later when fresh non lead based paint is used.

And I definitely want nightly rentals to "fill the holes" as it were - I'm just hoping to cut back on some turnover with the longer stays, for my own mental health :D Regardless, after some reflection and research I'm virtually certain I'm going to move forward, but I continue to welcome input!

We don't subscribe to the "loan to own" mentality.  

That doesn't mean pay anything to do a deal, but it does help you mentally process that big fee in the beginning.

This includes having purchased at the height of the market before the Great Recession.I do not understand treating one source of return different than another except for prioritizing return that can lower the invested amount.
