Larger cities that cater to international clientel will be your best bet.

If the rental rates are higher in the area you're considering, it's a good bet there is more demand there than inventory.  

It is poor management to try to find ideal tenants based on arbitrary measurements.  

It is amazing how poorly some technicians do the work and where they drill holes.

With that said, your best bet is to do a flat fee listing on the MLS.

What's the bet they have also had ideas about that property, and may well know more about it that will either encourage or discourage you?
