Passing through 1-bedroom to get to another bedroom is a very tough sell to a quality tenant. 

Depending on product type and quality, you are likely looking at 8-10+ cap rates in these areas. 

The quality of the tenants is up to you and how you vet.

If its a house hack I would spend some quality time really getting to know the area(s) you are looking at before getting in too deep.

That being said, with the outstanding rent balances, you should be able to file eviction for nonpayment of rent depending on NJ's Covid forgiveness policies

Originally, we projected it to be a 5 month project, but the team opted to increase the quality of the rehab halfway through, which added a month to our timeline.

There is a cost to the investor but, the quality and timeliness of the service more than makes up for it.

Ultimately, the home we are purchasing is in need up updates; however, as an investor I have the additional exit strategy of rehabbing this to be a higher quality rental, then moving yet again in another year if we can find another home that we like.
