That said, here's some things to think about (i.e. what keeps me up at night)...In downturns people lose jobs, that could mean increased vacancies or below market rents to keep the property occupied. 

Also your local building department may have homeowner nights where you can go and ask any questions you have regarding the process of filing, permits, construction process, etc. for free.As Zackary also mentioned, YOUTUBE is an amazing resource for learning the ins and outs of basically any home renovation project.

I am also looking to learn some of the do's and don'ts from those of you who have been there and done that.I am an investment advisor by day, an avid golfer, husband, rancher, and soon to be father by night.

I get really uncomfortable over 1/2 mile away, but I'll push out to 12 months without hesitation - but this is where local knowledge comes in.  1/2 mile in one area might be fine, where in another it can be night and day.The final section is what's on the market now.

I am trying to figure low around 16 nights @ $225 a night.
