So I would assume that the winning bidder would have to pay 10% of the winning bid as hand money, but in yesterdays news paper it showed all the properties up for auction and under the listing each properties had a hand money amount.

It is a very nice home, outside is well kept and in a great neighborhood; the only other problem is that there is no access to get in and check out the inside.

I’d like to make my first deal and plan on living it in for at least two years fixing it up and adding to its value.So, here’s the deal I found this week, a place in an up and coming neighborhood which is on a long 50x126 lot and has a building in the back which the current owner is turning into a small one bed room apartment upstairs (big enough for me for now) and a small studio apartment downstairs.

Those articles in the Charlotte Observer show entire neighborhoods that have many many foreclosures and values dropping as buyers struggle with those subprime loans.

who's selling, why are they selling, how hungry are they, condition of the neighborhood (safety/properties/etc), and condition of the unit itself (can I do the repairs, what's it gonna cost me) and finally, the quality of renters in the area and vacancy rates.good luck...

I'm also hoping for some good appreciation because of the neighborhood I chose, but we'll see.For my next deal I'm thinking of a multi-unit, because the cap rates seem better for those in the area in which I'm interested.
