I've never had anyone need to have their lawyer look at it as my Purchase Agreement is very clear and easy to understand - I also got it from a reputable attorney nearby.

I just had a nice home with an offer ready to go the first weekend, but the tenant would not agree to be out within the 30 days, said they need more time, so the deal fell apart as buyers had to be in by then so chose a vacant home nearby.

I've offered to book them a room in a nearby hotel to shower, etc.Clearly they would have a habitability defense in not paying rent.
