I'm usually by myself, so I put my magnetic "realty services" sign on my vehicle & walk around carrying a clipboard & camera, no one has approached me about trespassing yet.

Take the cash and invest in other investment vehicles, scrapping Real Estate?

Insurance, despite its benefits, has gaps, and it is a smart decision to have something (like an LLC or other limited liability vehicle) in place as a backup plan.

Your job is to mitigate that risk by doing your homework on any investment vehicle to ensure it fits the criteria and level of risk YOU can handle to still sleep at night!
