I didn't plan on having all of the guidance and advice given to me anyhow, as I figured I would be self-teaching a lot of this stuff to myself in an effort to model what it is that I am trying to do.With that said, if there are any brokers/investors in the BP community who are successfully doing what it is that I am trying to do, what advice would you give yourself when you first started?

My commute to work gives me about an hour plus to listen to BP podcasts...which is great because when I get home I have three babies and wife that are pulling for my time.My plan is to finish the Millionaire Real Estate Investor and read the BP Beginners Guide which I just downloaded (@Dmitriy Fomichenko thanks) to start developing a model.
