@Nabeel M.Normally, I would agree with @Wesley W. about not getting involved in tenant drama, but this, as he also indicated, is one of this instances where tech can change the game.

Hey guys,I'm a real estate investor not living in the US, but looking to invest never the less through an US-owned LLC.My question is in regards to the capital gain tax, and how it works, how much it is, and what the smart investors do to minimize this. 

I have very minimal capital to start.

@Lynette Gryniak do you have any line-item invoicing or receivables documents that indicate that this is money generated from a normal business transaction?

Thank you for sharing definitely will keep that in mind in the future to minimize that from happening as much as possible. 

When probate is filed, it indicates the PR is finally taking steps to deal with the estate (coming to terms with emotions) AND/OR they have some type of urgency and need to settle the estate. 

Pass on Water and Sewer onto the tenants to minimize your costs. 

**UPDATE** So I asked the PM to cancel the contract and they complied with minimal fanfare.
