They would love a 50K spread before sales commissions, selling closing costs and having to pay buyer's closing costs.I think that the 70% of ARV minus repairs thing has to be looked at in a hard core way when the values are lower.

Its sort of a two for one...Those sections have tons of both investors and regular joes checking them out, and with email a less intrusive media (believe it or not some people are uncomfortable with actual talking) many people find the written word much more engaging...thinking outside the box like this will get you tons of leads to your lists.

It was several thousands of dollars to get the same information you can get at the courthouse spread out on websites, your own website, etc. etc. ie, lots of bells and whistles.

I've read that having him owner finance is an option to spread out the tax liability while earning interest income.He would only pay capital gains on the principle recieved and regular income tax on the interest income.Has he said why he is selling the property?
