Initially I was planning to establish an LLC for liability protection, but after several consultations with different law firms, entity structures seem more complicated and much more expensive than what I need just starting out and with and no real wealth to protect. 

You are in fact leasing him the premises with an option to purchase during the initial lease term at a predetermined price.

Don’t trust anything on a listing as everyone advertises Airbnb potential when 90% of those listings are not zoned for Airbnb and you will be fined.  

@Chase Cline I agree the setup of multiple accounts can be cumbersome initially, but using accounting software (QuickBooks, Xero) you can have multiple bank accounts linked to one file. 

They have pleaded for an exception, but lying on application is clearly listed in lease as grounds for eviction/lease termination.  

I started calling once a month to my list of accidental creditors.

The best investment I ever made was a long-listed property... put just enough down to get the agent paid and the owner financed the balance for 30 years.

Me and my Partner have a deal under contract out of town but the greatest challenge is finding buyers in that market.Feels like we called every line available to find buyers in the area but we haven't struck a solid buyer any suggestions on building a buyers list or finding buyers interested in Fix and Flips Near WACO.

For me with my PM as long as it is transparent what my fee does cover and what is extra, I'm fine with it (and my PM is very transparent-they list it on their website which is one reason I went with them).
