So I would like to generate as much feedback as I can on this and I sincerely apologize if a lot of this has been covered in earlier posts.  

@Curt Bixel - someone may have already mentioned this, and if they have I apologize ... but I would highly recommend going with a custodian like eQRP. 

They didn't do all that cleaning and if you pay them you're a chump to them forever.I'd give them a $300 break on the rent and a sincere apology.

I've scoured the channel manager posts on here and have visited all of their websites but regardless, I apologize for making another post about channel managers as it's been over discussed. 

There was a slight mix up in my post, this propperty was for Humboldt Park not LV (apologies).

With the assumptions that we have a decent income ($90k) and we would have to put down less than 20% (also assuming lending will loosen a bit from current crisis)Apologies on the confusing Q.
