When I applied for the rental permit, I got this message.Looking over the rental registration paperwork with the New Castle County parcel information it shows it to be 100% basement, but doesn’t show any basement % finished.I had checked in the original building permit and on the certificate of occupancy (12/19/03), and it doesn’t list a finished basement on them documents either.

Guess I could have pulled out a little more but financing solo 440k was topping out my DTIThis property can definitely cash flow as a rental - just wasn't built to be one (higher end finishes).

Bonding insures your project gets done, insurance Work Comp and Liability (Yes BOTH) prevent you from being hung out if something goes wrong, and licensing insures that a minimum amount of knowledge exists to be a GC.Skills test- go and see a finished project, see one under construction too.
