21 year old building and reselling new construction property

Investment Info:

Single-family residence industrial investment investment in Elkins.

Purchase price: $170,000
Cash invested: $40,000
Sale price: $226,000

new construction builds and flips in Elkins AR. building the property for $170,000 and selling it for $226,000 houses is currently under contract. first real estate deal, working on building capital and then buying rentals

What made you interested in investing in this type of deal?

my dad is a contractor and I paid 40k for the land. I'm managing the build and learning as I go

How did you find this deal and how did you negotiate it?

I'm a real estate agent. we drove for dollars looking for land

How did you finance this deal?

construction loan

How did you add value to the deal?

built from the ground up and paid for land in cash

What was the outcome?

great house is about to be finished but we are under contract!

Lessons learned? Challenges?

lumber was two weeks late. have to create a backup schedule for contractors!

I'm an agent and my dad had his own lender
