You need TIME - in this business things move quickly - make sure you use banking days - and that you have a built-in extension clause and you have full possession or a right to enter the property to show the it if it is occupied by tenants or the seller.Understand the many creative financing methods and how to control and roll to get to settlement.Sellers for the most part are not stupid - they know you are trying to make a profit from their messed up situation - be honest - again----- make full disclosures -- have your title company lined up.

I am reading the HQS Inspection guidebook and it states on page 62 section 6.1 "Determine that three quarters (75%) of every bedroom has a floor-to-ceiling height of 7 feet or above.

Two possibilities for a delay, one if the bank agrees, and two if the bank doesn't agree to an extension then you need a motion filed with the foreclosure court, a hearing, and a postponement ordered by the judge.

You can always go and hope they don't make you but they usually will in which case they will give you an extension which will of course prolong the eviction.
