  - If I understand that correctly, then I wonder if the increase value offsets the cost paid out to split the parcels up.One last thought would  whether there are any underlying benefits to keeping it as one parcel, such as city regulations, etc.- I had a conversation once in my owner's rep day job about new construction of a commercial building on its own parcel adjacent to another parcel owned by the same owner. 

However, my first thought reading your post was that a purchase price of $59,500 is extremely low for a DSCR loan - most DSCR lenders require a minimum loan amount of $75-$100k.

We negotiated a 7 month lease (his request... which I thought was fine seeing as if he chose not to renew, it would be easy to find a tenant in Summer) with a condition in the lease that if wanted to extend to the end of the year, he would need to let me know by the end of February.

I also assume ( never thought of it, ) when you are putting it under contract with the seller there is also more docs .

Plenty of building code considerations I'm sure given hot water heater right there.My first thought to monetize is to lease commercial grade equipment - maybe 2 stackable W/D - with revenue-sharing from a company that would provide the equipment at no up front cost and handle maintenance.

My main question is this:What are your thoughts on these numbers?

Have you thought of converting everyone to 12 month leases ?

Any thoughts or experiences for the current MTR market and overall state of real estate market in Clarksville?
