I was the high bidder and was infomed that the Reserve was not met and I had a one shop opportunity to raise my offer by $5,000.00, so much for Auctions.I participated in another one in which I encountered "Occupied, do not disturb" , it will be your responsibility to have the occupant ejected and of course carry the expenses and hope you don't get a disaster of a house as you did not have the opportunity to inspect.

In general I really dislike Section 8, I've encountered some pretty terrible entitled people in the program that treat the property like something they got for free.

Just encountered one minor downside - tenant applicants that you previously rejected still want to live there, and they are still calling (but you know you will just reject them again for the same exact reasons).

Hi Andy, no I have not encountered a mediation inside a BK plan, though there's a first for everything. 

One of the issue I've encountered with the banks in this situation is that they wrote the loans under the assumption that you were personally guaranteeing the loans.
