I am not aware of any investors who employ this strategy over a long period and make money buying cheap turnkey houses.

Because the entire allure to lease options is that you aren't "throwing your money away on rent"....which is exactly what you are offering for them to do if you DON'T provide lease credits.

Realtor, it's not consistent, it's self employment with little to no help.

There are 15 protected classes in MA.The state actually employs "testers", who will pose as home renters or buyers and try to get you say or do something they can prosecute you for. 

@Kristina Anderson:Clearly an example how the errors or actions of an agent or employee.. can become the liability of the employer. 

Since they get a lodging premium from their employer, as Adam said they will pay more than your standard tenant.
