(IE Realtor, Property Management Company, Hard Money Lenders, Contractors, etc.)

Confirm there is tampering with the AC and send them written notice to cease tampering.Do not pay for any bills or repairs they or their contractors perform.

Being a self employed tile contractor I cannot predict exactly what I can save.

Sure you can do the deal with a contractor or another investor, but then your renter/buyer pool shrinks in size. 

I hear people all the time say they can do rehabs for 60K and I walk in to see their work or what they accomplished and they half way demoed the job and didn't even replace all the plumbing or electrical.

We are looking for good contractor references in the Bay Area, since the unit we are moving into needs a new kitchen and some structural work in the back.  

Also, I want to know whether a contractor is telling me the truth.
