This is for MLS listed properties.Something like a plumbing leak or loose handrail is easy to spot and pretty cut and dry, I wouldn't bother bringing in an inspector or contractor for it, just specify the repair be made before closing, you get a price reduction, ignore it and repair after closing or get a credit at closing for the repair.
