While stabilized assets are valued almost exclusively on income, non-performing property valuation includes "other" considerations that appraisers are all well versed in (cost to construct, land value, replacement cost, comparable sales, etc).  

Was wondering if the community would elaborate on how they procured their first deal and what considerations/lessons learned they came up with particularly on the finance side.

I think the credit markets will adjust conservatively and we should see them rise.  

Also, there is a some pretty considerable housing development going on in this area as well (whole new blocks under construction).

Lived in the property which appreciated considerably while I lived there.

But as Sam said in #1 - I am able to do all of these AND fund an RE cash fund because I have heavily invested in myself over the years and have a considerable income to be able to fund multiple investment avenues.

If you're living in a home that needs considerable work, your living quarters will not be in the best shape.The beauty of it is that you don't have to do all of the work yourself but you would be able to do some of the work, thus saving you money.
