They take care of cleaning, marketing, reservations, etc. 

Ive also chosen at times not to purchase it, but Im also in a financial position to be able to take care of the costs involved with fixing a title problem.

Tenants don't know/don't care how much we're paying in property taxes but they expect high end apartments for a lot less than it costs to maintain them.

I mean I don't really care I am just funding the deals.. but in some markets and that's usually were there is a lot of older homes and or rougher areas wholeslaers are the ones putting deals together whether its legal or not. 

This has made my marketing a lot more time intensive as I end up cut/pasting my carefully crafted ad as a personal reply to every single email I receive from that site. 

So they often times will care much much more about the value of the property than they care about the borrower.I was able to get a hard money loan on my first flip on a house I could never afford with my almost minimum wage job at the time.

My observation so far is that the staff at the city  just want you to check the boxes, and don't really care what your use is.

@Nancy E. and others,With regard to keeping the old sink: I am going to be extremely close to my max budget on this, so I am looking to cut costs wherever I can.

The rates seem to keep on rising, and for those of us that finance our properties, is that going to price us out of the market, or just cut into our profits?
