For something that will be 3-6 months I would say around 10% APR with no points should be solid for short term private lending without giving up too much.

One of my personal rules for Sub2 is a good fixed APR rate on the current loan.  12% isn't a good rate - even with decent cash flow, the high APR would kill the deal for me.

My lender has been telling me that since I have 2 years of short term rental history on my ski condo w/ tax returns I should be able to count 75% of that as income.We're about to see if it's true - just put an offer in on a place 10 minutes ago :)

That kind seemed kind of fishy to me, I thought that fees or point occurred once the loan was actually created not before you even got a pre-approval letter.
