The house is good condition, maybe a couple grand to get a occupancy permit, rent for $800 The seller is open to seller finance (very motivated).

I just joined and I have my first appointment tomorrow with a motivated seller, I will also be meeting with an attorney and hopefully getting it on contract to wholesale.

One of my key take aways was NEVER to make a blind offer to a motivated seller.... ask me how I know. :( I almost missed out on this deal entirely!!

I would say how you go about it depends on what you are trying to achieve. 

I wouldn't sweat it- he obviously isn't motivated.

So far a great read - motivational, vital info, and a must read. 

We've exchanged a few emails and he sounds like a very motivated seller.
