There is the risk that a smaller player like myself would have with going all in and not having the large reserves that one really should have to be in larger multis if/ when the economy tanks.There was a commercial guy that gave a very convincing scenario about buying units and how even under bad circumstances you would be ahead so the bigger players should win in the end.

They have really helped me to gain an insight into real estate investing.I'd love to network with people in Richmond,VA and the area around it just to get to know some people there before moving there and also in order to be able to get into investing in real estate in the area.Neither of us have actually ever visited Richmond but we will come down for a week this summer to check the city out while visiting family in NYC.

If anything broke or there was any issue he instructed the tenant to call the warranty company to come out and fix the problem IF it was covered and the tenant paid to visit fee (in contract).Has anyone done this and I'm curious of any and all Pros & ConsThanks

They take a little bit as usually a site visit is required before approving your account to pull so they can investigate your use, storage and disposal procedures.

It took me months to find the house, another 4 months to close (it was a short sale), and by the time I rehabbed the house with my own cash I didn't really get ahead.
