Since then I have been reading books (Shoutout 21 Best Books), watching videos, and listening to all the BP podcasts!

@Duke Vangthere are videos on youtube saying "how to wholesale houses" . you can listen to those. biggerpockets has podcasts about it also. 

i work with a few different investors from cali that love investing here in Detroit ( and the midwest in General due to cheap house prices ) I have videos on Youtube just put in my name "Kyle Holsey" showing the city of Detroit and all the awesome stuff taking place here  .

Due to the volume of business we give them we expect priority service and volume pricing.We are trying to get them to take before and after pictures of the job they are doing to be able to upload it in our portal so the owner can see what was done (that has proven to be a bit of a challenge with 3rd party contractors) our in-house maintenance team is required to take pictures and video of any job they do. 

I stop in weekly and chat with people and keep my presence known.But these distressed properties are the best deals to be looking for!

Start trying to network with some private money lenders and start chatting up your circle of influence if you're interested in finding a PML.

I imagine there are many YouTube videos that can walk you through step-by-step.As far as bandit signs, you might want to check your local laws.Best of luck.
