I have dealt with a variety of folks with various poor habits and while they have not been happy with me, they seemed to understand the situation.

As a landlord, you have a variety of options you can take to prevent and deter crime.

Of coarse land trusts aren’t the end all answer to every situation they certainly offer another curtain to have to pull back and offer a variety of benefits you can’t get with an llc alone .  

@Mel Hignell  I would be pretty irked as well on this on a variety of levels. 

Lease options can be structured in a variety of ways, the simplest and cleanest way is to charge an option fee and then rent, with a portion of the rent usually a fixed amount (ie $50 dollars a month or something) being credited toward an eventual down payment when they exercise the option to buy.  

I've talked with one manager where after being informed they'd been scammed, the guest broke the lockbox and slept in the house until the cops got there.There was a time that Craiglist was a wonderful tool with a vast variety of uses.

But it kind of makes me wonder about the backstory and that you'd be getting into a risk area of similar variety as these folks.They didn't seem too upset about it, as they had basically just built a much larger/nicer home adjacent to theirs but it still makes me wonder if you'd be exposed in a similar way.

There's pros & cons to each method, certainly.Typically, we also recommend starting with a 3-hour drive radius around your hometown as the market you should start with for a variety of reasons.
