Lease options can be structured in a variety of ways, the simplest and cleanest way is to charge an option fee and then rent, with a portion of the rent usually a fixed amount (ie $50 dollars a month or something) being credited toward an eventual down payment when they exercise the option to buy.

But it kind of makes me wonder about the backstory and that you'd be getting into a risk area of similar variety as these folks.They didn't seem too upset about it, as they had basically just built a much larger/nicer home adjacent to theirs but it still makes me wonder if you'd be exposed in a similar way.

There's pros & cons to each method, certainly.Typically, we also recommend starting with a 3-hour drive radius around your hometown as the market you should start with for a variety of reasons.
