It's nominal compared to the cost of the paint job.I watch TV small claim court shows and the most common of cases is picky landlords deducting for stuff line these.

I think it's maybe a combination of impatience, the fix and flip tv shows and need for more education about the process and the players.

The town was Roslyn, WA, where they filmed the old TV show Northern Exposure.Anyway, so I order a title report and when I get it, it was pages and pages and pages of easements and restrictions, on and on and on. 

The only thing I would be able to sell at the moment is a $100 speaker as well as a 50 inch TV, that’s all I have to my name, so I’d rather keep these things and maybe sell them in the near future when I have 10-15k saved up. 25k a year; that seems insane, but definitely not impossible.

The other option is to keep the pool table and do a nice size TV, but with no seating.  

Hi @Sean AutryYes some of my expenses would be different from normal rentals but I have them broken down and you could exclude all electric, gas, internet, TV, and furnishing costs and they would come out pretty much the same.

Also, having laundry running or the dishwasher or someone cooking while trying to watch TV...
