I know I wouldn't want 6 cars driving up my neighbors' driveway early morning every weekday and evening and a bunch of strangers' kids playing in the yard next to me all week after I invested so much to live on a nice quiet court, especially as I am home most weekdays and like to garden.

That means expenses only 62% of rents, which actually seems low with so many non-performing units that likely can't cover some of the fixed costs (PTAX, yard-care, etc.).

Here they winterize the water system and, yes, do send someone to cut the grass and pick up trash.Are you saying that in your area the bank would leave it to the end buyer to pay the past due water bills and fines for messy yards?

Can't get any more details from the agent but I believe they own free and clear.DOM: 45 +Flaws/reason not under contract: No outdoor/yard space due to construction of 2nd unit makes it unsuitable for nice owner occupy or family rental, front house is old & scares those not comfortable with rehab, on a busy street (but 1/2 block to city park, pool, library, downtown).

The owner said he pays about $200 per month for water sewer and garbage, he said he had the yard trenched to separate the water but has not gotten around to it yet.
