I own two SF rentals in San Antonio, Texas and before I buy a third one, as per the popular suggestion, I wanted to move both homes in to an LLC for asset protection and minimizing personal liability.

Can't say the same for the condo rental market in San Francisco.With that said, the amazing thing about San Francisco, in one of the highest cost living areas of the country, is that it continues to buck the trend with surveys showing a rent payment of over 95% which is far higher than the national average of between 80-85%.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is likely to be higher, then you may consider an umbrella insurance policy.
