I have only owned  a home in Texas for 1,5 years, and my family and I may be relocating to another state within the next 12 months.

If I tried to base my renewal on expenses only I would increase above market rents and probably lose my current residents because of that. 

I like the idea of it and would be open to giving it a try in my area.
