Here are a few ideas:- HELOC: depending on how much equity you have in your property, you may be able to apply for and borrow against that equity- DSCR: BP now has a find a lender link and I'm happy to recommend mine as well if you'd like; there are lenders who do loans based on the future rental value of the property- Borrow from your 401k: typically you're able to borrow up to $50k and if you have multiple 401ks, borrow from multiplesHopefully this gives you some ideas of other options to bring in some cash for your investment!

I live in Los Angeles my whole life so for my first investment it makes me feel more at ease to know that I'll be near by my property i.e. knowing all the good and bad neighborhoods makes me feel safer investing my savings.

Since I feel I see two options I can think of.- Buy duplex with FHA 3.5% and look for another property like fourplex- Buy duplex with conventional loan 20% down and wait until gain another downpayment

I feel for these people who can ill-afford to lose money to scammers, but they need to think through the situation better prior to paying anyone.
