I have found a portfolio of 21 SFH that I am currently arranging a folder with each property's particulars.My questions to everyone:How do you particularly arrange an investment package for possible investors?

Most agents have tools to grab the data you're looking for and package it up for you to review.Flipping is viable in any market where there's consistent end-user demand.

(I also see sometimes that property management companies will require that tenants sign up for "benefits packages" at ~$15 per month to receive a new filter each month. 

It's at their discretion whether or not they will, but always worth a shot.
